SIOUX CENTER—The city of Sioux Center is selling 18 acres of city-owned land for the development of a new residential area in southeast Sioux Center.
The council approved the $325,000 sale to Sioux Center Land Development at its Aug. 12 meeting. The council approved phase one of the plat for this same housing development at its July 1 meeting.
Called the Windsong Addition, the development contains 30 lots and proposes a layout to connect Seventh Avenue Southeast to 20th Street Southeast.
“Since we know that street would be an access point for outside traffic the idea behind this concept is to give the area as much of a neighborhood feel as we could,” said city economic development director Dennis Dokter, noting the layout shared is still a concept. “This design gives the area a little character and provides some traffic calming.”
Dokter said most lots are about 14,000 square feet. Normal lot width is 100 feet with variations and modification to corner lots.
The area is already zoned R-1, which is for single family homes.
“It was determined this area is suitable for residential development according to the city’s comprehensive plan and it will serve the community well with additional street access and residential lots,” Dokter said. “We know that having a variety of size, type, and location of residential lots is important for good residential growth.”
Site work and underground work for the Windsong Addition are anticipated to begin this fall, Dokter said.
